Maintenance Tips to Keep Your PEMB Performing for Decades

Pre-engineered metal buildings (PEMBs) are known for their durability, low maintenance, and long service life — but that doesn’t mean they’re completely hands-off. Just like any structure, regular inspections and proactive care go a long way in protecting your investment.

Whether you’re operating a warehouse, ag building, or commercial shop here in Utah, here are practical maintenance tips that will help your metal building last for decades.

1. Inspect Annually — and After Severe Weather

At a minimum, walk the building once per year to check for damage, corrosion, or wear. In Utah, also inspect after:

  • Heavy snowfall or ice

  • High winds or dust storms

  • Hailstorms

Look for panel damage, fastener issues, bent gutters, or disturbed roof sealant. If something looks off, it’s best to address it now — not when it leaks in January.

2. Keep the Roof Clean and Drains Clear

PEMB roofs are engineered to handle snow and debris — but not indefinitely. To avoid water backup and corrosion:

  • Clear leaves and branches from gutters and downspouts regularly

  • Check for ponding water or clogged scuppers on low-slope roofs

  • Remove snow buildup near curbs or parapets to reduce structural stress

A clean roof not only protects your building envelope — it also extends the life of your insulation and structural framing.

3. Tighten Bolts and Fasteners

Steel expands and contracts with temperature changes — especially in Utah’s freeze-thaw cycles. Over time, this can loosen:

  • Wall and roof panel fasteners

  • Structural bolts at base plates and eave connections

  • Bracing or rod systems

During your annual inspection, tighten loose fasteners and replace any that show signs of corrosion or thread stripping.

4. Touch Up Paint and Address Surface Rust

If your PEMB has exterior paint or trim coatings, check for chips, scratches, or early signs of rust. While most metal panels have protective finishes, even small areas of exposed steel can become a problem over time.

  • Use manufacturer-approved touch-up paint

  • Sand and prime small rust spots before repainting

  • Avoid abrasive cleaners that can damage coatings

A few hours of preventative maintenance now can save you from panel replacement later.

5. Seal Gaps and Re-Caulk When Needed

Inspect all windows, doors, and wall penetrations for:

  • Cracked or missing caulk

  • Deteriorated foam closures

  • Gaps around HVAC or conduit entries

These areas are common sources of water intrusion and energy loss — especially during Utah’s cold winters. Re-caulk and reseal with a compatible silicone or urethane sealant as needed.

6. Check Doors and Roll-Ups for Proper Operation

Large overhead doors and personnel entries see a lot of wear. Periodically:

  • Lubricate hinges, rollers, and tracks

  • Check weather stripping and thresholds

  • Adjust spring tension and balance for smooth operation

Neglected doors are one of the most frequent maintenance calls we see — and one of the easiest to prevent.

7. Monitor Interior Moisture and Ventilation

Utah may be dry, but interior moisture still builds up in metal buildings — especially in ag or manufacturing use.

  • Use fans or mechanical ventilation in enclosed spaces

  • Check insulation for signs of mold or moisture absorption

  • Inspect any HVAC condensate lines for leaks

Good airflow and moisture control are key to preserving your roof structure, insulation, and interior finishes.
